O'Neill For Tenants
O’Neill will endeavour to provide you with a choice of property to suit all budgets.
Viewings
All viewings are by appointment and are available during the week, Monday to Friday.
Referencing
You will be asked to complete an application form and referencing form which will then be sent off to an independent referencing agency.
Lease signing
Once the referencing has been completed and accepted, you will be required to come into the office where you will sign the lease and accompanying documents. Payment of the first month’s rent will be paid and a standing order form given so that you can set up a monthly payment on 1st of each month.
Inventory
You will be given an inventory of contents and condition which you will need to check for any discrepancies and sign. This signed document will be used as a guide at the end of your tenancy and any repairs, cleaning, etc will be deducted from the deposit.
We will inform the Council of change of tenancy.
During your tenancy
You will be required to report any defect or problem directly to the office so that we can deal with this as soon as is possible.
We carry out quarterly property inspections to make sure the property is in good order.
You will be responsible for disposing of rubbish, etc and maintaining your area in a clean and orderly fashion.
All rent to be paid on time and in full.

Water leaks
Switch off the stopcock and contact our plumber immediately – (Edinburgh) Norman Grant (plumber and heating engineer) – 07721 867 029 1A Emergency Services – 01506 468888.
If you become aware of a fault or defect please inform us immediately so that we can respond accordingly.
